Associates Home Loan of Florida, Inc. is marking 25 years in business in 2026, reaching a milestone that reflects a quarter-century of serving Florida property owners and real estate investors through personal attention and direct communication.
Founded in 2001, the Tampa-based mortgage brokerage, specializing in originating hard money or mortgages for people with credit or income documentation challenges, has built its practice around reviewing each client's individual circumstances rather than applying rigid formulas. The company's current focus centers on collateral-based financing secured by Florida real estate, including hard money and private lending for borrowers whose circumstances do not fit conventional lending requirements.
Many of the people the company works with have property equity but face credit challenges, nontraditional income, or a complicated transaction that makes bank financing difficult. The approach considers the property, available equity, financing needs, and a borrower's repayment plan, while taking time to help clients understand potential options.
"Reaching 25 years in business comes down to how people are treated when they walk through the door," said Ian Loring, spokesperson for Associates Home Loan of Florida. "A borrower with equity in a property is often told no by a bank for reasons that have little to do with whether a loan makes sense. The team reviews the individual situation, explains the options clearly, and lets the person decide what works for them."
The 25-year milestone also reflects a commitment to helping people that extends beyond everyday lending work. The company has emphasized lasting relationships and clear explanations across its history, and that focus has shaped how it approaches both financing and community involvement.
Because loans are funded by private capital rather than institutional sources, the company has greater discretion regarding who it lends to and how transactions are structured. That flexibility allows the team to work with self-employed borrowers, investors pursuing time-sensitive deals, and homeowners managing less-than-perfect credit histories. Throughout each transaction, clients remain with a single point of contact rather than being moved between departments, an approach the company has maintained since its early years.
In 2020, the company established its Adoption Grant Program, which provides a $1,000 grant twice a year toward adoption expenses. The funds are paid directly to the recipient's U.S. adoption agency and are intended to help offset the costs families face during the adoption process. The program grew out of personal experiences among the people behind the business, who wanted to provide practical support to other families.
The grant is open to first-time parents who have been approved for a home study, regardless of age, race, ethnicity, religion, marital status, gender, sexual orientation, or disability. The next deadline for the grant falls on December 31, 2026, with recipients contacted directly and given two weeks to confirm their adoption agency and status.
"The grant reflects the values that shape the company's daily work," Loring said. "Helping a family through the adoption process is a different kind of support than arranging financing, but it comes from the same place. The goal is to treat people with respect and to offer something concrete when it matters."
Over its 25 years, the company has served borrowers across Florida whose credit history, income documentation, or transaction needs fall outside standard bank criteria, maintaining an emphasis on reviewing individual situations and explaining available paths forward.
